About the Board
FLCA is governed by a Board of Directors consisting of seven members, each elected to a one year term by FLCA members.  Board members typically take lead responsibility to oversee and address various operational issues (e.g., maintenance, finance, security, architectural review, etc.) as shown below.  In addition, Committees and Task Forces are formed as necessary to address special topics.

Reserve Study
DuesFLCA is responsible for maintaining common areas and property, including all recreational facilities, lakes, paths, buildings, etc. The Association is also required by law to maintain reserves to pay for future expenses, some of which can be significant. The Board contracted with Miller-Dodson Associates, Capital Reserve Consultants, to perform a Reserve Study in 2005 (see Forms and Documents). This study documented the expected cost of capital improvements and repairs in the coming years. The Board is charged with executing the items identified in the study. A Reserve Study update will be performed by Miller-Dobson Associates in the Spring of 2008.

Volunteer!
The Board can always use volunteers to assist with various issues.  If you would like to volunteer, please call the FLCA Site Manager, Julia Stinnie, manager@forestlakes.net at 973-4596.  Check the Volunteer Opportunities box on the home page for specific opportunities.

Assessment Collection Policy
The Board has established specific policies for collection of overdue assessments. Accounts not paid by the 15th of the month they are due shall be sent a late notice and the homeowner will be charged a $10 service fee.  Accounts that are 30 days late will receive another notice and be charged an additional $20.  Accounts 45 days overdue will be referred to the FLCA attorney to begin court proceedings. Homeowners will be responsible for paying costs associated with the collections process, including attorney fees and court filing costs, plus interest.

Automatic debits from checking accounts can be set up through Community Group.

Code of Conduct Adopted
The 2006 Board developed a Code of Conduct.  This code applies to all Board members, officers, and volunteer community leaders.
